Seth was on time and completed the work in a short amount of time. He answered questions around a future new HVAC system without pressuring to do it now.
Need to come back to replace motor module. Did not complete repair
I replaced the Evaporator coil and expansion valve under full warranty. This system passed all leak detection tests. I charged the system to efficiency.
Found leak in warranty aluminum evaporator coil. Need to replace Evaporator coil and expansion valve. 10 year warranty on parts need to see what labor warranty is. Need to order coil for airhandler part # Aspf426016ca. Valve to match that coil. 3 1/2 ton outdoor unit. 410a. Homeowner will be available all day tomorrow but not Friday. Please call him with scheduling and pricing.
Completed maintenance on 2 furnaces. Both systems are heating normal at this time. Customer has issues with all rooms upstairs, needs duct work renovation, new return ducts installed in all rooms, new return plenum and manual dampers to supply duct work to balance all rooms. Sent customer over estimate for repairs upstairs. Recommend air cleaner system on upstairs at time of duct renovation for additional $375.00.
Found bad variable speed motor, bad thermostat blowing the fuse and a broken o wire. Need to order motor and call customer. Will replace motor for $330 if motor is under warranty.
Performed 2 System Maintenance. Both Systems are 13 years old. The homeowner is aware that we recommend replacing the systems due to age and condition. The homeowner also understands the systems could break down at anytime. I recommend a consultation to upgrade both systems.
Performed 2 System Maintenance. Blower motor capacitor was replaced for upstairs furnace. Upstairs furnace is 12 years old. I recommend the homeowner speak to a consultant about upgrading the furnace. Both 16x25x5 filters for the MainFloor will need to be replaced in the spring.
Responded to a mold issue. Mold growing around vents and on drywall. Insulation around the boots with black signifying it has been filtering the air. System needs a boot to drywall seal with spray foam in the attic. Humidity level high upstairs and beyond safe levels to control mold growth. System needs dehumidifier to maintain healthy moisture levels. 70 gallon an hour whole home dehumidifier.Mold in system due to high humidity. System needs u/v lighting in coil to kill mold and bacteria inside ductwork.
Outdoor unit for main floor not running. System off on low-pressure. Charged unit with 4 pounds of 410 a. System operating properly at this time. No signs of wear refrigerant could be leaking from. Installed brass caps on service valves. Could not find any warrantee information. System was installed in 2012. Just charged a service fee

Complete 2 heating pm check. Find new amana system operating normal. Find downstairs system with older heating system operating with worn ignition, worn and damage flame sensor. High co level due to incomplete combustion. Minor ware on blower SMC. System dirty. Suggest to replace worn part to prevent failure. Give customer estimate for repair. Replace both filter with 16x25x1 plated. Both heating system operating at this time. Suggest APCO air purifier to improve air quality.
Found bad inducer motor. Customer would like to replace both systems. Gave customer quote and customer would like to do it on Friday 10-27-17. Collected $1,000 down payment.

Surge protector on outside unit is operating properly, recommend adding surge protection to air handler as well. Recommend adding more insulation to attic. System is operating properly at this time.

Performed 2 system heating maintenance. Recommend insulation blown into attic to increase R-value. Rafters are exposed. Attic stair tent needed upstairs to prevent heat loss. Both systems operating normal at this time.

System need water safety switch. In the case of a water leak, drywall could be damaged. Run capacitor for furnace blower motor is weak and needs replacement. Open clean out pvc tee. The system needs e-z flow switch. Repaired all recommendations.

No cool upstair. System is low on freon, charged system and cooling normal at this time. Owner will wait after the other house close to see which route they wants to do
No cool, check and find Amana heatpump not operating due to low charge. Check and find system leaking at discharge line connect to service valve port line. Need to recharge system. Give customer estimate to repair system. System also 14 year old, suggest to upgrade due to phase out equipment from EPA.
