Reece was very nice & explained things along the way. Although, it took 2 weeks before we had heat again, minus 2 days for Thanksgiving holidays. Thankfully Reece & Tom were willing to come by late in the day & stay until it was fixed.

Seth was on time and completed the work in a short amount of time. He answered questions around a future new HVAC system without pressuring to do it now.
We need to return to test the system. The electrician needs to finish before we can test the system. We need to return with a 4" color, elbow, and damper so we can condition the mechanical room. He still hasn't received the green sky card. I collected the authorization signature.
We need to return after electrician to test the system and to finish the last bit. The homeowner does not have his green sky card yet.
1 ac pm check complete. Changed filter customer provided. Tested mechanical and electrical components, all in good shape. System is operating normal at this time. Chemically washed condenser coil and applied rust proof waxing.
2 heat pump HVAC maintenance check complete. Changed main level filter. Did not change the upstairs filter. The main level blower motor controller is running weak, recommend repair. Upstairs has no water safety, recommend adding on to prevent water damage to the ceiling. Found mold in the upstairs air handler, recommend APCO air purifier to kill and prevent mold and to help keep evaporator coil clean. The main level system runs on r22, a refrigerant that is being phased out by the EPA in 2020. Main level compressor and fan are operating at high amp draw. Recommend performance enhancement kit to help compressor run smoother and last longer. Systems are heating at this time. Changed main level blower motor controller to ensure reliable motor performance.
Heating and air conditioning repair: HVAC System had a faulty blower motor controller. The part was replaced System is now heating. Also, the outdoor unit had a burnt wire at the Herm (compressor) terminal to the capacitor, outdoor Coil is dirty, and also recommend a hard start kit be added. This System is becoming too costly to maintain. We recommend replacement of the equipment. A consultation has been scheduled today from 2-4.

This System is becoming too much work to maintain. We recommend replacement of the equipment. A consultation has been scheduled today from 2-4.
Performed 2 system heating maintenance. Installed pvc unions and cleaned drain line. Replaced filters. Downstairs voltage absorbsion system metering below acceptable levels and needs to be replaced. Upstairs supply plenum growing black mold. Recommend installing U/V lighting system to kill mold spores and bacteria. Neither system has drain pan switch. Recommend installing pan switches to prevent water damage in the event of a leak. Installed apco U/V light. Replaced downstairs voltage absorbsion system. Installed pan switch for each system. Both units operating properly at this time.
Heating Repair: Thermostat was not set up for a heat pump system.
Heating Repair: Completed maintenance on Westinghouse heat pump. Found bad defrost sensor and defrost board causing the heat pump to ice up and not thaw out.
We installed the Aprilaire 600M Humidifier. The system humidifier was tested and set on 35% humidity. $650 paid by check.
Performed 1 System Maintenance. System is 6 years old. Currently heating. I recommend the contactor be replaced during the spring visit. Also ask about upgrading UV system.
Performed 2 system heating maintenance. Blower wheels both need to be chemically cleaned to restore balance and efficiency. Upstairs blower wheel is priority. Flushed drain lines and added pvc unions. Checked all electrical components for proper operation. Both systems are running at this time.
System low on 410a. Thermostat not set up correctly for heat pump. System low on refrigerant due to loose connection at expansion valve.Set up thermostat correctly and charged system with 410a. System operating properly at this time.

Complete 5 system heating pm check. Change all filter. Find ignition failing for upstairs, main level and kitchen furnace Find sensor weak for upstairs and main level. Suggest repair befor system fail. Overall all 5 heating system operating at this time.
Performed 1 system heating maintenance. Changed filter. Cleaned out drain line. Checked all system components for normal operation. Found large amounts of mold growth in air handler cabinet. Recommend installing U/V lighting to kill mold and bacteria. Air handler has no form of power protection. Recommend installing surge protector to keep electrical components from damage. System operating properly at this time

I replaced the Evaporator coil and expansion valve under full warranty. This system passed all leak detection tests. I charged the system to efficiency.
Found leak in warranty aluminum evaporator coil. Need to replace Evaporator coil and expansion valve. 10 year warranty on parts need to see what labor warranty is. Need to order coil for airhandler part # Aspf426016ca. Valve to match that coil. 3 1/2 ton outdoor unit. 410a. Homeowner will be available all day tomorrow but not Friday. Please call him with scheduling and pricing.
Completed maintenance on 2 furnaces. Both systems are heating normal at this time. Customer has issues with all rooms upstairs, needs duct work renovation, new return ducts installed in all rooms, new return plenum and manual dampers to supply duct work to balance all rooms. Sent customer over estimate for repairs upstairs. Recommend air cleaner system on upstairs at time of duct renovation for additional $375.00.
Found bad variable speed motor, bad thermostat blowing the fuse and a broken o wire. Need to order motor and call customer. Will replace motor for $330 if motor is under warranty.
Performed 2 System Maintenance. Both Systems are 13 years old. The homeowner is aware that we recommend replacing the systems due to age and condition. The homeowner also understands the systems could break down at anytime. I recommend a consultation to upgrade both systems.

Responded to a mold issue. Mold growing around vents and on drywall. Insulation around the boots with black signifying it has been filtering the air. System needs a boot to drywall seal with spray foam in the attic. Humidity level high upstairs and beyond safe levels to control mold growth. System needs dehumidifier to maintain healthy moisture levels. 70 gallon an hour whole home dehumidifier.Mold in system due to high humidity. System needs u/v lighting in coil to kill mold and bacteria inside ductwork.
