today had my winter servicing, they came in serviced showed us what looked to need a look at later had systems up and running, nice guy, very pleasant and knowledgeable. Glad I switched to Comfort control in july and bought their service plan.
Our service technician was so knowledgeable and helped walk me through everything he was doing and what needed to be done.

Completed maintnenace on 3 systems. Found upstairs unit with bad inducer motor and bad flame ignition system, replaced both parts and unit is operating normal at this time. Found flame ignition system for main floor unit white and weak, replaced with new flame ignition system and unit is operating normal at this time. Master bedroom system is operating normal at this time. Recommend new furnace for upstairs and main floor next fall.
Performed 3 System Maintenance. The MainFloor system has a weak blower motor capacitor. The return plenum is caked with dust, lint, and dubree. I recommend the ducts be cleaned. Blower wheel is also dirty. Recommend a water safety pan and water safety switches as well. Flue pipe also needs to be double wall. Basement heat pump system is operational. I do recommend a hard start kit. The compressor is starting to draw higher amps and becoming noisy. The upstairs furnace has a weak blower motor capacitor and is in need of a float switch in the emergency pan.
Performed 1 System Maintenance. Furnace is fully operational and heating properly. I do recommend insulation be added in the attic in the near future. It is below beams.
Performed 2 system heating maintenance. Upstairs attic has no form of electrical safety for air handler components and accessories. Highly recommend installing 5-2-1 surge protector unit. Basement system blower wheel has large amounts of dirt and grime and needs to be chemically cleaned to restore balance and efficiency. Downstairs system has only pass through disconnects leaving it open to electrical damage. Recommend installing surge protector. Both systems operating normal at this time.

4 system furnace prepaid. Air cleaner good, checked electrical and safety switches all ok at this time. 4 system heating normal, suggest uv light for bacteria and mold prevention on all system

Flushed drain lines and added bleach tablets. Tested safety switches for normal operation. Plenums were also replaced and show no signs of mold growth. Highly recommend surge protectors for new furnaces to protect electrical components from damage. Both systems operating normal at this time.

Performed 2 system heating maintenance. Upstairs system installed in 2016 and needs surge protector to keep electrical components from damage. Drain line susceptible to clogs due to build up inside pvc, highly recommend inline water switch to prevent water damage. Main level unit operating properly. No mold in supply plenum. Combustion has been calibrated. Put bleach tablets in pump.
No heat basement system. Check and find basement heatpump system fail due to faulty voltage absorption system. Customer only want basic rapair to get heatpump operating so he can upgrade system next year. System operating at this time.

Performed 1 system heating maintenance. System is pulling in attic air from both plenums and needs to be sealed with tape and mastic to keep outside air from mixing. ducting boots have gaps and are using the insulation as a filter, signified by black insulation. Boot to drywall seal with expanding foam needed to separate attic from living area. Ducting very dirty inside and needs to be professional cleaned with duct cleaning machine. No surge protection on system leaving it open to electrical component damage. Recommend installing surge protector that will keep system safe as well as warranty parts.
Completed maintenance on 2 furnaces. Changed both filters, checked all electrical, mechanical and safety components. Found mold growing in main floor return plenum highly recommend apco air purifier for down stairs system. Changed humidifier water panel on main floor unit. Recommend attic insulation starting to settle below the beams. Both systems are operating normal at this time.
Performed 1 system heating maintenance. System brand new and all components in very good health, highly recommend surge protector to keep furnace electrical parts from damage. All new plenums and newer ductwork, recommend u/v lighting to ensure no mold or bacteria growth. System operating properly at this time. Installed surge protector on furnace. Homeowner wants to wait on u/v light. We will honor friends and family discount and install u/v lighting system for $550.
Performed 2 system heating tuneup. Upstairs furnace older and needs surge protector to keep more costly parts from electrical damage. Changed filters. Flushed drain lines and added bleach tablets. Tested heating on both systems for proper operation. Both units have been tested for combustion calibration. Upstairs a/c unit older and still uses r-22. Both systems operating normal at this time. Recommend adding u/v lighting system to each supply plenum to kill any possible mold and bacteria in ductwork as well as improving air purity.
2 furnace pm check complete. Changed filters. Dusted out furnace cabinets and cleared barometric tubing.tested mechanical and electrical components, all in good shape. Apco uv bulbs are two years old now, recommend replacing but customer does not want to at this time, probably during spring visit. Systems are heating normal at this time.
1 furnace pm check complete. Changed filter and added a nice citrus scent to it to bring extra freshness to the house! Did a combustion analysis and found good readings: 9.3% oxygen, 20 ppm co and furnace is operating at 97.4% efficiency. Tested mechanical and electrical components, all in good shape. Dusted out furnace cabinet and cleared barometric tubing. System heating normal at this time. Uv bulb is 2 years old, recommend changing bulb because they lose effectiveness after 2 years, customer did not want to do at this time. Renew cci plan.
