Completed maintnenace on 2009 Amana furnace. Found pvc flu vent cracked and dry rotted starting to leak water in crawl space. Recommend apco air purifier due to mold and bacteria growing in evaporator coil casing. Unit is heating normal at this time.
Completed maintnenace on new Goodman furnace. Found duct work dirty recommend duct cleaning. Recommend humidifier for dry gas heat. Unit is heating great at this time.

Completed maintnenace on 4 furnaces. All blower wheels are very dirty and all evaporator coils are very rusty. Customer is having issue with master bedroom air conditioner. Found leak in evaporator coil. Customer wants to replace with new a/c and coil. Collected $500 down deposit for new ac system.
2 furnace pm check complete. Did not change filters. Did a combustion analysis on both furnaces. Found main level operating with safe levels of co at 97% efficiency. Basement system has safe levels of co but high levels of oxygen indicating it is slightly under fire, recommend recalibration to get max efficiency out of system. Found basement blower motor controller operating within lower level of manufacturer specs, still within specs, but it's getting weaker so recommend replacement of part. Systems are heating normal at this time.
Complete 2 heating pm check. Find upstairs system not cooling properly and not heatin properly due to low charge. System have leak at evaporator coil in attic. Recharge system under repair warranty. System will leak charge again. Suggest to upgrade system, customer want to wait. Find downstairs system operating at this time. Change both filter.
Found p-trap on air handler clogged. Replaced all pvc pipe to condensate pump. Ran and tested unit everything is draining/cooling normal at this time. Needs new aprilaire 5000 media air cleaner on main floor unit. Customer has pre paid maintenance visit from a.c. Solutions.
No cool downstair and no cool upstair after installation of new roof. Downstair system has no freon and overheated compressor. Owner will let me know.

Ac making noise. tested system and no noise at this time. Advised homeowner to record noise if it occurs again.
Evaporator Coil is leaking refrigerant (410a). To repair the system either the coil or system needs to be replaced. We are leaving quotes for the homeowner.
2 system ac tune up complete. Changed filters and added a nice citrus scent to them to bring extra freshness to the house! Added chlorine tablets to evap coil drain pans and condensate pump. Added caulk to main level evap coil door to better seal it for better airflow. Chemically washed condenser coils. Found main level system slightly off on r22, topped off system. Systems operating at this time.
Water leak. Check and find water leak due to clogged drain system. Cut and repair drain, flush drain and clear drain with water safety HF3B and remove water out of drain pan. Sign up 1 plan with comfort control inc. complete cooling pm check. Did not change filter. Clean ac coil and add r22 to help system cool better. Insulate suction line for outdoor unit. Find main circuit voltage supply box burnt and damage, customer want to wait to repair main circuit and will call Comfortcontrol inc back to replace main circuit and no service fee to come back. System operating at this time.
