today had my winter servicing, they came in serviced showed us what looked to need a look at later had systems up and running, nice guy, very pleasant and knowledgeable. Glad I switched to Comfort control in july and bought their service plan.
Our service technician was so knowledgeable and helped walk me through everything he was doing and what needed to be done.

3 system a\c prepaid membership preventative maintenance. Replaced filter, cleared drain and clean coil. Found left side house starter getting weak, installed hard start kit. Master bedroom system has a rusty coil. Found burnt/pitted main switch and weak starter. Replaced starter and added a hard start kit. Will monitor weak starter yearly and will let the owner know. All 3 systems are cooling normally at this time.
Performed 1 system cooling maintenance. Recommend installing home surge protection unit. Drain line has bad clogg that cannot be cleared. Recommend installing condensate pump and becket tubing in attic. System operating properly at this time.
1 system air conditioning preventative maintenance check complete. Changed filter. The thermostat is an old mercury thermostat, recommend replacing with a more reliable thermostat. Found dirty blower wheel, recommend cleaning. The outdoor unit has no surge protection, recommend adding on to protect from lightning strikes and power surges. Added chlorine tablets to the condensate pump. Chemically washed condenser coil and applied rust proof waxing. The system is cooling at this time.
Water draining out when using heat. Pipe owner showed me was not from air conditioning condensation line. Offer ccm plan owner decline. Changed out 2 clogged filters
Performed 1 system cooling maintenance. The system has pan switch but no secondary water switch. Recommend installing inline PVC switch to stop water at its source in the event of a clogged drain line.
1 system ac preventative maintenance check complete. Changed filter with Aprilaire 810 filter. Tested mechanical and electrical components, all in good shape. Cleared drain line and added chlorine tablets to evaporator coil drain pan. Recommend secondary water safety to protect furnace from potential water damage. Recommend surge protection to protect the unit from lightning strikes and power surges. Recommend hard start kit to help compressor run smoother and prolong the life of the system. Heating and cooling maintenance complete which will help lower cooling cost for this residential customer. Cooling system is now ready for spring and summer weather.
We installed a 4 ton 80 btu Furnace in the attic. The system is in horizontal position and has a new 16x25x1 filter rack installed. We changed a 8in return in the master bedroom into a 10in return. We added a new 6in supply into the master bedroom. We changed all other grills in master bedroom into high velocity grills. The system 's warranties have been registered.
We installed 3 full systems. The homeowner is paying at a later time. We will need to return to properly charge the systems and insulate the refrigerant lines because of the rain.
1 system ac tune up complete. Changed filter and added a nice citrus scent to it to bring extra freshness to the house! Installed union on drain line and cleared line. Added chlorine tablets to evap coil drain pan to help keep drain line clean. Found rusty evaporater coil. Found blower motor controller running very weak causing high amp draw on motor. Recommend repair. Found weak voltage absorption system putting a strain on compressor, recommend repair. Found electrical pitting on voltage distribution system. Chemically washed condenser coil and applied rust proof waxing. System is cooling at this time. Customer declined repairs and maintenance plan due to moving soon
2 system ac pm check complete. Did not change upstairs filter, it was clean, left replacement filter by unit. Changed main level filter. Tested mechanical and electrical components, all in good shape. Recommend surge protection to protect units from lightning strikes and power surges. Systems are cooling normal at this time. Renew 2 system cci plan. Customer used $15 coupon.
Performed 3 system cooling maintenance. Upstairs furnace secondary motor control reading below acceptable ranges and should be replaced. Upstairs only has pan water safety switch, recommend installing inline pvc safety switch. No form of power protection on furnace. Installing surge protector would protect system from lightning strike or power surges. Upstairs lineset missing insulation and should be wrapped to stop dripping condensation.Main level secondary motor control reading low as well and needs to be replaced. Neither basement system sits in a pan or has water safety. In the event of a leak there are no detection devices to stop the basement from overflowing. Outdoor basement unit only condenser without compressor saver. All systems operating properly at this time

No heat for main system. Signed for new contract, which will start this spring time(2018).Found clogged filter. Found bad high limit switch, worn ignition and weak flame safety sensor. Sold a new furnace and 2 duct runs. Will be Amana 80% furnace(width 17.5) single stage. 16x25x1 filter rack, 10â€ return in master bedroom(replace existing 8â€ convert to 10â€) add a 6â€ supply to master bedroom. Replace master bedroom (4) 6â€ supply grille to high velocity grille. $3200 installed. 10 years part 2 years labor 1x 10â€ bag flex 2x 6â€ bag of flex 1x 10x6 boot and hv grille 1x 10â€ return boot and grille 4x 10x6 high velocity grille 1â€ filter rack 16.25.1
No heat or cool for master bedroom system. Found blown fuse. Found blower. Otor comes on when call for heat with inducer motor then pop a fuse with code 33 for limit switch. Tested limit switches and all is good. System had lots of electrical issue. Replaced circuit board for furnace and working normal. Then blown transformer. Replace and system working on heat for now. Will need to order board for outdoor ac.

No cool upstairs system. Check and find ac system operating but not cooling. Check and find system empty of charge. Leak search and find system leaking at suction line joint due to bad soldering joint. Repair suction line join, pressure and vacuum system. Recharge system to manufacture spec. System operating at this time.
1 system A/C Tune Up. Air cleaner is good, cleared drain, and cleaned coil. Suggest to add UV light for bacteria and mold prevention. Overall system is cooling properly
Found system low on charge due to leak at evaporater coil service port, leaky schrader valve. Replaced all schrader valves, replaced all brass caps, tightened connections, added thread sealant to evaporater coil service cap and condenser service ports. Pressure and leak tested system. Pulled vacuum to 500 microns. Recharged system and it is cooling at this time. Need to come back during summer with hotter temperatures to retest pressures. Left customer with replacement filter. All under warranty.
Complete 2 heating tune up. Change filter, check safety and operation. Find both system have weak and worn blower SMC, no water protection. Both system coil rusted. Both system operating at this time. Both system 16 year old, suggest to upgrade system due to age and ware on parts.

Tested combustion and found safe carbon monoxide levels and good oxygen levels. Tested mechanical and electrical components and found flame safety sending weak micro amps to control board, recommend replacing flame safety. Recommend adding secondary water safety to help prevent future water damage. System is heating at this time. Customer upgraded tune up to maintenance plan.

Test and find blower motor capacitor bad, find flame safety weak and worn, ignition white and cracking, and blower wheel not balance and dirty. Find furnace control also not operating properly. Due to system age and poor conditions of heating system suggest to customer to upgrade heating system. Repalce filter. Give customer estimate and customer will call cci back . System off at this time
