Ta Kim came out to do our winter service to be sure our unit was in optimum condition. He was very thorough, cleaned up beautifully, answered questions, volunteered suggestions, and was truly a professional service representative of Comfort Control. NO heat furnance repair. The heating system failed again. Check and did not detect problems at this time. The system seems to fail at night but resets itself and operates normally again. No code on control board. Per service manager Jeff, replace Thermostat Aprileaire8448 with no charge. If the system fails again will need to replace the control board. System operating at this time.
Tested system and could not get the problem to duplicate. The system has high static pressure. Delta t is 40 degrees, which is within range. Will return if the problem comes back.
Master bedroom system Full warranty a/c unit fan motor. Need to order CPN:100483-42. Already order part and will be ship to the office with PO SCOTT
1 system a/c preventative maintenance check complete. Changed filter. Added chlorine tablets to evaporator coil drain pan. Chemically washed condenser coil. The system is cooling at this time.
The system is not running. Reset high voltage switch and the system turned on. Could be turned off due to rollout or high limit. System operating properly at this time. The flame sensor is reading low. Replacing the flame sensor.
Completed 4 cooling preventative maintenance checks. Find upstairs ac system operating normally. Change filter. Find main system operating normal, did not change the filter. Find master bedroom system operating with damage bearing on A/C fan motor, order the part and need to back to replace fan motor under full warranty. Replace filter for the master bedroom system. Find basement system operating with a low charge and high amp on the compressor. Recharge system to manufacturer spec. System operating but will need to keep a check on the compressor. Change filter. Clean all ac unit and check drain. All 4 system operating at this time.
1 system ac prepaid preventative maintenance. Replaced air cleaner, cleared drain and clean coil. Suggest surge protector for equipment. The system is cooling normally.
2 system ac prepaid preventative maintenance. Replaced filter, cleared drain and clean condenser coil. Upstairs system low on freon. Charged system to 10-degree subcooling per manufacture chart. Found basement system with burnt/pitted main switch, and weak hard start kit. Replaced both parts. Both systems cooling normally.
Customer want to get estimates to remove duct line from upper level in the bedroom. Check but line supply run to living room, line can not be move due to house floor plan.
1 system preventative maintenance complete. Replaced air filter. Gave outdoor unit a chemical wash. Added chlorine tablets to the condensate pump. Checked for any low or high amp draw and made sure system running up to standards. The refrigerant is r22 which will be phased out in 2020 by EPA. Recommend surge protection to keep components safe in the event of a power surge, a hard start kit to keep the compressor running smoother longer, and an Apco air purifier to relieve the unit of mold and bacteria and keep the air in the house fresh. The system is cooling at this time.
Renew cci plan and complete cooling pm check. Check and cooling system operating normal. Install compressor saver to help system start up and reduce load. Did not change filter, check drain and clean ac coil. Customer note that heating also not operating. Check and find heating operating at the time of arrival. Check and find flame safety weak and can cause furnace to fail. Customer want to wait til fall of 2018 to replace flame safety. Suggest apco air purifier for crawlspace system to improve air quality.
1 system ac pm check complete. Left customer with replacement filter. Tested mechanical and electrical components, all in good shape. Found slight rust on evap coil. Added chlorine tablets to condensate pump. Tested refrigerant levels and found low charge; recommend recharging system. Recharged system with 2.1 pounds r410a, added thread sealant to service ports and replaced plastic service caps with brass service caps. Chemically washed condenser coil and applied rust proof waxing. System is cooling at this time. Renew 1 system cci plan.
3 system ac tuneup and check inspector sheet for furnace. Found master bedroom system with gas line not code. Redo gas line and added a drip leg to system. Found master bedroom system low on freon, charged system to 10 degree superheat and cooling normal. Found upstair and living room system cooling normal. Cleared all drains and clean 3 condenser coils. Upstair breaker size is within ac rating. The main floor and master bedroom system need to be change out per manufacture rating. Owner will get his electrician to change the breaker sizing.3 system is cooling normal at this time
2 system ac renewal special. Left filter for owner, cleared drain and clean coil. Found upstairs low on refrigerant,charged system to correct subcooling per manufacture chart. Both system cooling normal. Suggest to add uv light and surge protector for ac Upstair
Found clooged inducer port where barometric tubing connects inducer motor to pressure switch. Cleared port and system is heating at this time.
Complete 4 heating tune up. Replace filter, check system safety and operation. Find system system #1 operating with low charge but did not detect leak at this time. Find compressor capacitor weak. Find fan motor starting to make noise and will need to keep check. Find system #2 operating with burnt and damage contactor and gas line not up to code. Find system #3 operating with worn and weak flame sensor. System #4 have worn and weak flame sensor and ignition starting to turn white due to ware. System #1 replace capacitor and 2 lbs of R410A System #2 replace contactor System #3 replace flame sensor System #4 replace flame sensor
3 system furnace renewal. Upstair New system is prepaid and early bird renewal for main floor and basement system. Upstair and basement system heating normal. Replaced main floor ignition and flame safety sensor. Main floor needs a combustion calibration, owner will wait till this fall time to have it done. All system is heating normal
2 furnace pm check complete. Changed filters.Furnace for left side of house: Tested combustion and found low carbon monoxide levels (23 ppm) , slightly high oxygen levels (10.1%) with the furnace operating at 79.6 % efficiency. Furnace has a worn flame safety and a worn ignition system, they are still functioning, but either could fail at any time. Recommend repair.Furnace for right side of house: Tested combustion and found low carbon monoxide levels (30 ppm), slightly high oxygen levels (10.2%) with the furnace operating at 82% efficiency. This system also has a worn ignition system and flame safety system. Recommend repair.Systems are heating at this time.
2 furnace maintenance check complete. Changed filters customer provided. Tested mechanical and electrical components, all in good shape. Recommend APCO air purifiers to help keep evaporator coils clean and to kill bacteria, germs, and viruses for improved air quality. Recommend surge protection to protect furnaces from power surges. Systems are heating normally at this time.
No heat upstairs. Check and find heating system fail due to burnt power switch, replace power switch and system still did not operate. Test and find furnace control board burnt and ignition damage. Replace both control board and ignition under warranty, but no labor. System operating at this time. Suggest surge protector to help protect equipment electrical.
Complete 2 heating pm check. Change both filter, check safety and operation. Find both heating system operating normal. Find upstairs flame safety weak, customer want to keep check on flame safety and wait to replace. Find downstairs drain pan have water from 90% furnace due to frozen drain line in winter. System wire to shut off AC and not heat. Customer want to keep it that way. Told customer we can rerun drain to main house drain but not code.
No heat. Find fan stand on continues due to faulty fan control. Give customer estimate to repair but customer decline. Need to call and collect for diagnostic fee. Need to get customer email.
Completed maintenance on 2 systems. Replaced dirty air cleaner filter. Checked all electrical, mechanical and safety components. Both units are operating normally at this time.
Something wrong with thermostat. Found a message on the eco bee thermostst with auxiliary heating longer than normal. Lower the auxiliary heating to 40 degree instead of 70 degree. System heating normal
