Here are the options to replace the Condenser and Coil. Good option is Standard change-out similar to what you have. Better option is a upgrade efficiency condenser. Going from a 14 seer to a 16 seer. Best option is the 2 stage condenser. Starts at 16 seer full capacity but will increase in efficiency when only in half capacity.
Found leak in the evaporator coil. Will call back tomorrow with options to repair and replace.
2 system a/c repair, preventative maintenance, and Comfort Club Membership renewal. Replaced filters, cleared drains and cleaned a/c coils. Found a rusty coil but did not detect a leak. Added 1 lb to the upstairs system and 7 lbs to the downstairs system with leak a seal. Both systems are charged with 10-degree subcooling per manufacture chart and cooling normally at this time
Found the system out of charge. Discovered a leak at the king valve for the suction line. Tightened valve. Believe this is from the cold weather freezing the gasket and thawing. No other leaks discovered. Checked evaporator coil and line set. Condenser holds 16.75 lbs of 410a. Quotesdd the customer for both the refridgerant as well as the trip and diagnostic charge. The customer wants to discuss reimbursement with warranty company before paying for refrigerant.
Complete 3 a/c preventative maintenance check. Found main system operating with pitted and burnt main electrical switch, weak capacitor and missing additional water protection for the drain line. Find basement new Trane system operating normally. Find guess room system operating normally. Suggest customer repair main system but customer denied repair suggestion at this time. All 3 system cooling at his time but the main system is not reliable.Heating and cooling maintenance complete which will help lower cooling cost for this residential customer. Cooling system is now ready for spring and summer weather.
Heating repair: no heat main floor system zone. Found no signal from the thermostat to the system. Bypass thermostat to test and system came on and shut off. Replaced flame safety sensor and system came on. Thermostat did not send a signal to the furnace to operate. Reset thermostat and now working normally. Suggest replacing the thermostat.
2 system furnace prepaid preventative maintenance service. Replaced filters, checked electrical and safety switches all ok at this time. Both systems need a combustion calibration, to get CO levels within safe range. Both systems heating normally.
Installed Guest room HVAC system
3 heating system preventative maintenance check complete. Changed upstairs and guest house filters. Found guest room system shutting off on low-pressure lockout due to it being void of refrigerant. Having no refrigerant in the system indicates a major leak. Recommend upgrading system. Found main level/ upstairs furnace with very high, unsafe levels of carbon monoxide, recommend recalibration to reduce co levels down to safe levels. The furnace also has a worn ignition system and weak blower motor controller. Basement system is also going off on low pressure due to it being void of refrigerant. Replaced blower motor controller and ignition system, and recalibrated CO levels from 133 ppm down to 22 ppm.
